T30 Capital (“T30”) acquired 34 Union Square East in Manhattan in October, 2024. There is currently a vacant, two-story commercial building on the property. This property’s prime location across from Union Square Park offers exquisite views and easy access to transit, retail, residential and commercial destinations.


Aqua Sandy Springs, Sandy Springs, GA (Atlanta MSA)

T30 Capital acquired Aqua Sandy Springs, a 219-unit multifamily complex totaling 246,233 square feet, located in Sandy Springs, Georgia. The property features oversized 1, 2 and 3-bedroom layouts and amenities including a pool, grilling area, and fitness center. The complex was built in two phases in 1985 and 2000.

T30 Capital will implement a capital plan to reposition the property.


44-46 West 8th Street, Manhattan, NY

T30 Capital is developing 44 West 8th Street, located in the historic Greenwich Village neighborhood of lower Manhattan. T30 acquired the Property in October 2023, and subsequently vacated the building and obtained Landmarks approval for the construction of a six-story luxury residential condominium property.

The Property will consist of five residential units across 15,400 sft, including a 4,200 sft duplex penthouse, and 3,600 sft of ground floor commercial space.


Parkside at Sandy Springs, Sandy Springs, GA (Atlanta MSA)

Parkside at Sandy Springs is a 102-unit multifamily complex totaling 119,846 square feet, located in Sandy Springs, Georgia. Currently 98% occupied, the property features oversized 1- and 2-bedroom layouts, 146 surface parking spaces and amenities such as a pool, club house, fitness center and laundry facilities. The complex was originally constructed in 1969 and substantially renovated in 2021.

T30 Capital, through its predecessor entity, will implement a value-add strategy via targeted capital expenditures of thorough in-unit renovations and common area improvements to bring rents up to market rate.
